The master plan is for mixed use development with residential accommodation located close to the Regents Canal at Paddington. Pedestrian routes are maintained to Paddington Railway. On site A the development is 6-8 levels rising to 10-11 levels for the commercial component. The form is set back 4m from the canal and a clear distinction is made between the residential and commercial space. The western section with residential includes 30% affordable housing, 5% key worker and 33% family units. The commercial and community uses are concentrated to the eastern side with underground servicing and limited car parking.
